February 2023 Market Update

As we predicted in our last video, the real estate market has been heating up since January, with many homes selling at multiple offers.
 

What we're currently seeing

  • Interest rates started to pick up again since mid-Feb
  • Stock market is volatile
  • Slightly more inventory coming but still very low overall
  • Single-family homes are getting multiple offers and selling over 10-15% over from the bottomed price (last Nov/Dec)

What does this mean for you?

We expect more inventory to enter the market as sellers who had held off on selling their homes last year are more inclined to put their homes on the market now. We are seeing buyers trying to jump into the market before the rate goes up again, and that has brought the housing prices up for the last couple of months.  Since we are still uncertain of the status of inflation, we aren't sure how the Fed will react to this housing cost going up again. If the Fed raises the rates, we believe it is not a bad idea to buy now and sell afterward. We also can help get "buy first and sell after" programs for move-up buyers.
